Check in & Check out

We will show them the house, what is special about it, why we love it and go through the house rules.  
Recommend the local cafes and answer their questions as best we can.
This is why the initial meeting is important, you know your home best and you want you guests to discover why you love your home.

Our service includes:

​– Wait for your guests up to 30 minutes at check-in time
– Show them around the house; Go through the house rules and the facilities (internet, washing machine, trash bins…)
– Answer questions regarding the neighbourhood (public transport, supermarkets, attractions…)
– Hand them the keys
– Let you know that the guests have been checked-in

When checking out, our team will arrive at the property at check-out time.
We suggest 10:00am checkout time for all our listings, this will be discussed during our initial meeting.​

Our service includes:

– Inspecting your property for major damages or breakages
– Taking pictures and notify you of any issuesCollecting feedback on your guests’ stay
– Collect the guest keys; Check usage level of household supplies and refill if necessary
– Escort your guests out of the property
– Letting you know when the check-out has been completed

​Please be mindful that we will not count each and every one of your cutlery but we will note any major damages that we see. From experience, we also know that guests report any malfunctions/breakages spontaneously to secure themselves as well.

Cleaning

Our team will collect the linen during cleaning and have it cleaned by a professional laundry.
The fresh linen will be applied once cleaned.
Prices are calculated based on the number of beds.

​A 1 bed “linen package” includes the washing of:

​2 x pillowcases
1 x quilt cover
1 x bedsheet
1 x coversheet
2 x bathroom towels
2 x tea towels
1 x bath mat

Our service includes:

​– Cleaning bathrooms and toilets
– Cleaning horizontal surfaces in the kitchen (kitchen bench, sink…)
– Taking the trash out
– Vacuuming
– Putting the furniture back in place
– Placing fresh linen for your next guests

General

After our initial meeting, we will place your listing under our profile. You be invited to be a co-host. This allows you to block/unblock and have full control of your own listing. If you wish to book your place, just block off the required dates and inform us. We will carry out cleaning service after you leave, normal cleaning fees applies. We prefer our team to do the cleaning so we can make sure the place is ready for the next guest according to our standard.

The face-to-face meeting is the opportunity to establish a relationship. You know who you are dealing with!
After setting a time and date at your convenience we meet at your place and go through your house rules just like you would do with your guests.
We will answer any questions you may have about our services.
At this stage we will collect a set of keys (“Office keys”) to provide future services.
This part of the service is FREE and last around 30 minutes (we know your time is valuable!

Keys

An added benefit of having us holding a set of your keys in our office.
If your guests lock themselves out of your home, they can give us a call and we can let them back in. No locksmith needed !
Additional charges may apply for the guests.

Guests’ keys:

One set of key is always with the guest. We pass it to them at check-in, and we take it from them at check-out. For bookings back to back, we still take it from the previous guest and hand it to the next guest ourselves.

​Office keys:

The office keys is securely kept in our office safe.
You can come and pick them up at no charge or delivery can be organised for you if required (either trackable mail or courier). We prefer to hand them to you personally so you can sign off on collection.
If at a later stage you require our service again, you will need to send the keys back at least 48 hours before the service is due.
After each service, keys are returned back to the safe. Keys are marked and identified with a secured code.

We required at least 2 sets of keys.

​Guests’ keys:  1 set of keys for guests

Office keys: 1 set of keys we collect during our initial visit. This is to guarantee we can access your property to provide our services and in case of emergency or if your guests locked themselves out. We will handle all these sudden calls of event and you will not have to worry about it.

You are welcome to keep an extra set or more for yourself if they are available. We require a minimum of 2 sets for our model to work.

Property Management

We will first do a face to face meeting at your place and go through your house with you.
Tell us what you love about your place, and how is it special.
Our team are highly experienced Airbnb hosts, we will tell you our service and our experience so you know who you are dealing with.
Let us know if you have any special house rules that you would like your guests to obey.
We will answer any questions you may have about our services.
We may give you ideas and suggestions on how to improve your place based on our experience.
At this stage we will collect a set of keys to provide future services.
This initial consultation is FREE and last around 45 minutes

We believe that Airbnb is peer-to-peer exchange and is not a hotel service.
So, we do not provide 24/7 service.
Saying that, we will respond, where possible, to queries addressed to us.
As you can see from our profile, we have always maintained a response rate close to 100%.

We charge 16-22% of the total listed price.  An additional cleaning fee of $70-140 (per bedroom, per stay) is applied.
This is typically passed on to the guest through Airbnb.

​You collect the money directly on your account and we send you an invoice on a monthly basis.

​Example:
You want to list your 1 bedroom property for $200/night.
We will add a $70 cleaning fee to be paid by the guests through Airbnb.
If you have a 3 night booking , you will collect $675 (3x$200 for the stay + $75 for the cleaning) minus Airbnb fees.
You will receive around $480 for this booking: $120 for the stay (20% of $600) plus Airbnb fees.
You will have full visibility of all payments via your Airbnb management interface.
It will becomes clear once you have logged in.
